Winterizing Your Home

with help from your trusted Real Estate Broker

There’s something comforting about the rituals of winter—pulling out soft blankets, lighting candles, and settling into a slower rhythm. But before you hibernate, take a moment to show your home a little love.

From sealing up drafts to tuning up your furnace, these small steps make a big difference in comfort and efficiency through the coldest months. Here’s a quick guide to help you winterize your home and start the season feeling prepared.

Heating & Mechanical Systems

  • Schedule furnace or boiler inspection and tune-up; change or clean the filter
  • Reverse ceiling fan direction to clockwise (to push warm air downward)
  • Test thermostat and consider upgrading to a programmable or smart model
  • Flush sediment from the water heater; insulate the heater and hot water pipes

Air Sealing & Insulation

  • Seal gaps and cracks in walls, windows, and doors using caulk or weatherstripping
  • Check insulation levels in attic, walls, and crawlspaces; add more if needed
  • Use window film, heavier drapes, or storm windows to reduce heat loss

Exterior / Roof / Drainage

  • Clean gutters and downspouts; ensure water drains away from the foundation
  • Inspect the roof for damaged or missing shingles; check flashings and chimney
  • Trim overhanging branches to prevent damage during snow or ice

Pipes & Water Systems

  • Insulate exposed water pipes in unheated spaces like attics, garages, or crawlspaces
  • Drain and disconnect outdoor hoses; shut off exterior faucets
  • For vacant homes: shut off the main water supply, drain interior lines and appliances

Safety & Systems

  • Inspect chimney and fireplace; remove creosote and check for blockages
  • Test smoke and carbon monoxide (CO) detectors; replace batteries
  • Unplug unused appliances—especially in vacant homes

Miscellaneous / Maintenance & Prep

  • Move or cover outdoor furniture, grills, and equipment; store what you can indoors
  • Use LED lighting for holiday or exterior lights
  • Stock winter emergency supplies: salt, shovels, generator (if any), flashlight, extra blankets, and batteries
  • If you have solar panels, check for snow clearance and performance (optional)
