Since March, there’s been a shift from Freddie Mac market forecasts. Initially, it was anticipated that home values would rise by 2.5% by year-end, however the latest projections suggest the estimate is now at only 0.5%. In Portland, the average home price is $578,800, so this adjustment translates to a potential difference of $11,576 in property value.
The Federal Reserve's stance on interest rates is also impacting the housing market. With inflation still occurring and rate unlikely, seasonal factors will have a more pronounced effect than market appreciation in the short term.
As previously communicated, May remains the best time to sell a home, with sellers potentially netting an additional 10% or more in sales price. This coupled with the projections for worsening rates and rising expenses associated with a home purchase, now is the time to act if you are considering a move.
